A change is a document, not a text message. Anything agreed after signature is its own amendment naming the contract it changes, signed the same way, so "we said that in March" has a date and a signature attached to it.
What the address already knows
The moment a customer has an address on file, their record already carries the owner name, year built, square footage, lot size, the last sale price and date, and the current tax assessment — pulled once and kept, not re-fetched every time somebody opens the file.
It sits on the customer record itself, before a roofer is ever on-site — useful for sizing a job or pricing a lot most people cannot picture from an address alone. It is a proxied, rate-limited lookup rather than something built into every screen, and it only runs where an address is already there to look up.
